What to expect during the application process….
1. Have verifiable gross monthly household income of 3x monthly rental amount.
- Provide 3 months recent financial statements or paystubs.
2. Have verification of current employment (6+ months for yourself and/or your co-occupant).
- If Relocation: Can provide job acceptance letter showing salary on the official company letterhead.
- If Retired/Self-Employed: Can provide the last year Tax Return.
3. Agree to complete a background check for anyone 18+ year of age who will be residing in property.
4. Has a FICO score of 630+ with…
- No foreclosures
- No repossessions
- No bankruptcies within last 7 years
- No judgements or liens within last 7 years
- No open collections (medical excluded)
- No multiple late payments of 30+ days
- No bad debt write offs
5. Has no prior criminal convictions against another person or property.
6. Has no prior tenant evictions or damages where security deposit money was withheld.
7. If approved, agrees to make prepayment within 3 days equal to 50% of the security deposit amount to hold property until lease signing date.
- If lease signed, this prepayment will be applied to the balance due.
- If no lease signed, all/part of prepayment is forfeited to owner as damages for holding property off market.
8. Pets being considered are fully vaccinated and agree to pay the $200 non-refundable pet fee. (Only if this property allows pets)
